Answers:
1. I cannot register as a user..
Your username must be one word, using 1-20 characters, with no spaces, using only numbers and letters (a-z, _, or 0-9).
Capitalization does matter. Jones is different from jones is different from JONES. The same applies to the password.
Your password must be one word that contains 4-20 characters.
2. I am registered but I cannot log in..
Check you are using the EXACTLY correct User Name and password. Capitalization does matter. Jones is different from jones is different from JONES. The same applies to the password.
If you are sure you are using the exact correct User Name and Password then we may have deleted your account. We always do this if the Welcome email we send you with your User Name and Password is bounced back to us. This is EITHER because you typed a wrong email address or your mailbox was full.
Also, if you do not use your account for more than 400 days it deletes automatically.
3. I have forgotten my User Name and/or Password..
Click on the appropriate link to have them emailed to you.
You will need to use the same email address you used when you created the User Name and Password.
We STRONGLY recommend that you allow our system to remember your User Name and password so you will not need type it again. But this does mean that someone else could log in under your User Name.
You can also just create a new User Name and Password, but this will not of course permit you to edit your ad.
If all else fails, email us and one of our grumpy assistants will look it up for you! ;-)
4. I have placed a listing to borrow money but not got any responses..
First of all we recommend that you be pro-active and email your listing to suitable lenders and mortgage brokers. You can find them in the Money Available section.
Make sure there is enough detail in your Ad to give the lender a chance to determine if he can help you or not. What are you buying? What is it worth? How is your credit? Why? How will you pay back the loan? Do you have a job? What will you put down? How long do you want to borrow the money for?
Lastly, there are some loans that get turned down again and again for the same reason. Not enough income. Bad credit. No or little down payment etc.
5. I signed up with your Auto-Notify service but all the listings I get sent are not those that I wanted..
You signed up in the wrong section.
Very frequently, a Note Buyer, will place a listing for his business in the Mortgage and Note Buyers section and will then create an Auto-Notify in the same section.
All you need to do if you think this is happening is look at the Auto-Notify emails you are getting. They will say the section you are registered in and also your Auto-Notify Agent number.
Just click the link marked Auto Notify. It is just under and to the right of the Frequently Asked Questions link.
First choose the section where the WRONG Auto Notify was created. Click on the option Delete Agent.
You will now have to log into our system using the User name and Password you chose when you opened your account. Now enter the ID number (see above) of your Auto Notify Agent and click Delete Agent. You will then have to confirm the deletion.
Now click on Auto Notify again (in the top bar), go to the CORRECT section, where you want the Auto Notify. Click now on Create Agent.
Then create another one in the section you really wanted.
6. How do I know that the people who advertise are for real?.
We cannot screen our advertisers. Before parting with money, especially large sums of money, check them out. Ask who else they have helped or done business with.
7. I would like to send my Money Wanted listing to respond to Money Available listings. (Or my Money Available listing to Money Wanted advertisers).How is this done to the email address of the person I would like to send it to?.
To do this go to your listing and click in the top address bar. The text will change to white on blue. Copy the address to the clipboard using Control + C. (In Windows).
Now go to the listings of the people you want to send the ad to and click on their email address.
This will open up your email program. Use Control + V to paste the link to your ad in the email to them.
I suggest you give a quick explanation. The subject line should say that you are responding to their listing in mortgage-investments.com
8. How do I download the documents that your advertisers have on the Internet? .
Not every advertiser uploads documents. If they do, you will see a little yellow bubble to the left of the ad that says, documents on line. You just click on that bubble.
The documents are in tiff format. You should be able to open them automatically with your computer by double-clicking on them.
9. I subscribe to your auto-notify system. When I check my email I find a number of listings sent to me. And e very time I check one I have to enter my User Name and Password. Why cant I just enter it once to check all the listings Ive been sent?.
The listings are sent out almost instantly and therefore each one is treated seperately. We strongly recommend you check the box to let your computer remember your User Name and Password as this will save you a lot of time. But of course if other people at work use your computer they could log on as you.
10. How many listings may I place?.
You may place one listing for every loan request you have or mortgage you have to sell.
You may also place one listing for the service you offer. Thus, if you buy mortgages you place a listing in the Mortgage and Note Buyers section. If you ALSO are a mortgage broker, you can place another on in the Money Available > Mortgage Brokers section. If you ALSO lend your own money to ORIGINATE mortgages, you can place a third in the Money available > Private Lenders section.
You CANNOT place multiple listings in the same section for the same service. This is spamming our serviceThis will result in the extra lstings being deleted and if you continue you may be banned from our service.
11. I am having quite a time logging onto the system, I have checked and rechecked and Im frustrated that I cant get in any easier than this. .
The easiest way to make it easy on yourself is to have your computer save your user name and password. They will then automatically appear in the right spot when you go to log on.
Note that this could mean that someone else with access to your computer could alter your ad and access your account. However, if your computer is in such a location, you should prevent access to it anyway. ALL of it.
12. How do I remove myself as a User?.
You really dont need to. Just delete your Ad and Auto Notify and you will eventually drop off the database. You can also click My Profile and change your info there.
13. How do I delete my Listing?.
First find your Listing in the section where you placed it. Then click on Details to the right hand side of the list of Listings to go to your Listing. On the left hand side of your Listing click Delete Listing.
14. How do I delete my Auto Notify?.
Click on the word Auto Notify on the green bar at the middle and bottom of the page. Select the section where you placed your Auto Notify. Click on Delete. Enter your Auto Notify number, which is contained at the bottom of every Auto Notify email you receive.
You will be asked to confirm your choice.
15. I submitted a Listing in the Money Wanted section. Previewed it, paid for it with PayPal (gold program) but forgot to write the listing number down. Now I go back into searching and I cant find the Listing. Whats going on?????.
It seems that you did not POST the Listing. All you needed to do was to leave that window open while paying for the Gold or other placement.
If you have logged off, your Listing will not have been posted. You will need to re-enter and post your listing, but do not pay for it this time.
16. I am confused about the rate. Is this intro submission free for 365 days or for 6 months..
All listings are currently free (except for a small fee in the Note and Mortgage Buyers section) but you have the option to have priority placement for a small extra fee from as little as 30 cents a day. We can delete your free listings after the free period is over. But at present we are allowing all users to renew them free of charge.
17. How Can I print a copy of a Listing?.
Just click on the Print button on your browser. In Internet Explorer it is to the middle right in the top part of the screen.
In AOL click on the word Print in the top left side of the screen. Or simply use Ctrl+P (at the same time).
18. I have have tried to place a Listing several times with no success... what am I doing wrong? .
Make sure you have entered in all the required fields. These have a red * next to them.
If you want your listing to receive Premium placement (or it is a paid listing) make sure you leave the window open while paying for your Premium placement.
19. Explain the Priority Listing placement options..
After you have posted your Listing you can go back and modify it to give it priority placement. All free Listings appear in date order. Priority placement keeps your Listing to the top of the list. All Gold placements appear first, in date order, then Silver, Bronze, then all the free Listings.

The very long URL in the window, the one that turns blue when you click on it is the direct link to your ad. You just need to copy that link (URL) by using Ctrl + C (in Windows). Then you can paste it, Ctrl + V (in Windows) into the email you are sending.
If you want to check this, just send an email to yourself with the link (the long URL) pasted in it. It works!
21. I would like to know how the Auto Notify program selects my e-mail address when a Listing is placed in the money wanted section... do ALL advertisers in the MONEY AVAILABLE section get notified for the same Listing that is placed in the MONEY WANTED section ?.
The only way to be automatically notified of Listings placed in any section is to set up an Auto Notify in that section. Just placing a Listing in the Money Available section does NOT automatically mean that you get notified of all Listings placed in the Money Wanted section.

Not lost, you just didnt read the following important note when you were placing your ad. ;-)
Important. To give priority ranking to your ad, first PREVIEW and POST your ad without selecting a priority ranking below.
Once you are happy with the appearance of your ad, click the button to the left of the ad Modify Ad. And then change the priority ranking to Bronze, Silver or Gold. You will then be able to pay for the optional Priority Ranking.
23. I cannot find my own ad and want to modify or delete it..
Several ways. First way. When you first placed the ad you were sent a confirmation email with a direct link to the ad. Just click on it and you will go straight to the ad after logging in.
Second way. You can do a search either in the section you placed the ad or in the entire database using anything you remember from the ad. This would include your email address, your city, state. This will bring up a list of ads, from which you can easily find your own. Just click on the word ,details, to the right of the ad.
Third way. Go to the section where you placed the ad and go to the sub-section. e.g. lenders, mortgage brokers, houses, condos etc. Then scroll down this list, which will be in date order, unless the ad is a priority placement. You can use the navigation bar at the bottom to jump to a group of 10 ads. Keep going till you recognize your ad.
24. Auto-Notify. You stopped send me Auto-Notifies. Why?.
First it could have expired. You eill need to create and pay for a new one if you cannot find it when you try to edit it it.
Second we may have deleted it if your Auto-Notify mail has been returned to us. The way to avoid this in future is to check your mail every day. After all, you did WANT to be notified of new Listings, didnt you ;-)
For now you will need to create a new Auto-Notify profile. Your original profile will have your preferences.
Third, we delete Auto-Notifies created by people who apparently intend to violate our terms and conditions. Our Auto-Notify service is intended for legitimate users only. Not so a so-called competitor trying to steal our advertisers. This will also result in your being sued.
Forth. It could be your ISP (AOL, Hotmail, Yahoo, Verizon etc.) is dumping your Auto-Notifies from us in your spam folder, or perhaps deleting them altogether. To avoid this, you will need to "white list" the domain mortgage-investments.com. Your ISP will be able to tell you how to do this.
25. I am seeking to purchase first and some second owner financed real estate notes Could you please guide me as to where I can find paper for sale. .
Place an ad in our Mortgage and Note Buyers section. Look though our Mortgages for Sale section, reply to any suitable ad, and set up an Auto-Notify in that section.
26. Auto Nofify sent me an Ad but it was gone when I clicked on it. .
Three likely reasons: The advertiser changed their mind after placing their ad. They got a good response and deleted it. We deleted the ad for violating our terms and conditions.
27. Where and how do I place a Listing for a real estate for sale?.
We do not offer a Real Estate for Sale section. There are many other fine web sites that do so however.
28. I would like to know who can help me with a loan..
Two ways to find money on our site. First, you can place a free ad saying what you want and why in the Money Wanted sction. Second, look through lenders and mortgage brokers who can help you in the Money Available section.
Please remember that very few people will lend you money if you have bad credit and/or a small or zero down payment UNLESS the property is a great bargain. That is, the loan you want is 70% of the true market value of the real estate or less.
Start saving for a down payment, clean up your credit and/or look for a lease option home.
29. I have an email address with yahoo or hotmail, what, solution do you recommend? .
No problem but make sure your emails from us do not end up in your SPAM folder by setting your email system to always allow email from mortgage-investments.com
30. How can I get the "details" on the Listings I have on my checklist?.
To place an Listing on your checklist, check the little box. A window will open confirming it has been added.
To review this list, click on My Checklist.
To see the details on any of the Listings, just click the word Details to the right side of the list, just next to the little box.
Or, if you prefer, go to the bottom of your checklist and click the words "View detailed Listings".
You add or remove Listings from your list by checking the little box. On the detailed Listing it will be on the left.
31. How do I write an effective ad to borrow money?.
You need to give enough information to let a viewer decide whether or not your loan request meets their parameters.
How much do you want? What is the collateral (real estate) that loan will be secured against? How much of your own money is invested? How is your credit? How do you intend to pay back loan (sale of the property, rental income, your own paycheck or income)? What is the property worth? How much are you paying for property? How are you taking title? What experience do you have, if this is an investment property?
32. I am looking for a lender..
Look in our Money Available to Lend sction of our database. Some lenders cover the entire country, other only cover certain regions. So you should check both your region and the non region-specific listings.
33. How do I get a Auto Notify?.
Click the word Auto-Notify situated almost at the right end of the Green bars at the top and bottom of any page in our listings section.
Select the section you want to receive listings from. E.g. If you are a mortgage broker you will probably want to receive new listings posted in the Money Wanted section.
Follow the instructions.
34. I have clicked on "Place a Listing", but I dont see how to actually write the Listing. Where do I go to actually write the Listing?.
When you click on "Place a listing" a new screen will open up. Choose the section you want to place a listing in, Money Wanted, Money Available etc. and click on it. Now scroll down the screen, AFTER reading the instructions, and fill in your Listing.
When satisified, click "Preview My Listing". When satisfied, click "Post Listing". if you are upgrading the listing to priority placement, only select it AFTER Posting your listing.
You will have the opportunity to upgrade your Listing after it is posted by clicking "Modify Listing".
35. Why are you now charging for some listings?.
Many of the major search engines are now charging up to $2 per click when visitors go to web sites. We just cannot continue to provide a 100% free service.
36. How much does your search engine charge per click?
What is the lowest to highest search fee per click?.
We dont charge per click. There is either none or a very small charge to place your listing on our service. To improve your ranking and number of click-throughs you may pay for a priority placement. This runs from $15 to $50 per YEAR. A typical Gold priority listing placed a year ago has been viewed 241 times for a cost per view of 21 cents.
No. This would be unfair to our clients. If you do a search on the terms "sell mortgage" you will find thousands of companies asking you to post your mortgage for sale with them. However this is only so they can buy it from you, usually as a broker, and with the intention of paying you as little as possible for it. We are a Multiple Listing System for seller held notes. By allowing dozens of buyers to bid on your mortgage, you can be sure of getting a fair price.

It would be impossible for us to carry out extensive checking on all our advertisers. Please carry out your own due diligence.
We do however carry out certain checks to prevent con artists posting listings or accessing our site.
Please let us know if you are ever conned by someone from our site. They will be investigated and blocked from further access.
We recommend you check if the lender/ broker is licensed if applicable. You would be able to check this with the State Department of Banking and Finance. (It may have a different name in your state).
We recommend you do not pay upfront fees. However it is customary to pay an appraiser for an appraisal and a surveyor for a survey before the loan closes.
It is also reasonable to ask for payment to run a credit report, typically $25 to 50.
Be very careful of anyone who promises you that you are guaranteed to qualify.

No we do not. We have no idea who would lend money secured by a note portfolio, which is known as hypothecating the note. This is not usually done. Try a listing under our Money Wanted section.

Whenever a mortgage is listed for sale, you will receive an email with a direct link to the listing.

Not from our program. However you could compose an email in your own email program, Outlook, AOL, Eudora etc. and include all the details of your scenario.
Put in the subject line a reference to Mortgage-investments.com so your email is not deleted as spam.
Then copy and paste the intended recipients from our database into your email program.
51. I want to target one or two states & cities. I tried to set up an Auto-Notify account but dont know if it is on or not..
To verify or modify the status of your paid Auto-Notify account, just click Auto-Notify, go to the correct Section, then Modify Agent and then enter your Auto-Notify number. This was emailed to you when you set up the account. You will see your settings.
52. I subscribe to your AutoNotify service. Why do I sometimes receive listings that are totally off topic? .
As soon as someone places a listing in the section where you have an AutoNotify, it is sent out automatically. We rely on people being responsible when they place listings. Unfortunately, sometimes mistakes are made and listings placed in the wrong section. We verify EVERY listing that is placed, and immediately remove off-topic listings. But by then the AutoNotify has been sent out. We COULD, instead, approve every listing before AutoNotifies are sent, but this would delay them by up to a day.
53. WHY IS IT A REQUIREMENT FOR ALL WHO USE YOUR SITE TO HAVE A MEMBERSHIP ACCOUNT With YOUR WEBSITE?.
This is a fraud prevention and security issue. There is no charge for registering on our web site.
We delete the accounts of anyone who provides false information or an invalid email address. We also permanently block access to anyone suspected of fraudulent activity or who otherwise breaks our terms of business.

If you want to borrow money, for yourself or your clients, your listing would go in Money Wanted. You should state clearly that you are looking for money for your clients.
On the other hand, if you HAVE funds and wish to find real estate investors to BORROW it, your listing would go in Money Available.
63. I submitted a listing on Buy Mortgages, BUT I dont see my listing. I have the receipt for $14.99 and a receipt for $9.99 for auto-notify. How do I check my listing??.
You probably closed the create window while making your payment and thus your order was never completed.
When you COMPLETE an listing or Auto Notify creation we automatically send you an email confirmation. If you did not get it, and it is not in your spam folder this is almost certainly what happened. We will however have note of your payment and the system will allow you to create your listing or Auto Notify AGAIN, this time DO NOT click the payment button.
64. Do all States follow or require a uniform Mortgage form/document which homeowners that are interested in carrying back a Mortgage, can use to sell their property? If not, what department other than Real Estate in each state can one obtain this form or document? .

Just going on line and browsing does not count as activity. Only placing listings, modifying them and creating an Auto-Notify does.
If your User Name and Password do not work, after typing it in EXACTLY as shown, thus JOHNDOE is NOT the same as johndoe, just create another User account with the same info.
66. I have tried to place my name and company under brokers who originate loans but I have been unsuccessful. Could someone please call me to walk me through this process? .
To place a listing in any section you first must create a User Account (no cost). You then log into that account and click on Place Listing. You then select the section you want: Money Wanted, Money Available etc.
You just fill in the form and click the button to PRE-VIEW your listing. When satisfied with it, just click the button to POST your listing. You will go to a confirmation page and can see a link view your posted listing. You will also receive a confirmation email.
67. Im trying to follow your instructions on placing a listing and have not figured out how. When I enter the Mortgages and Note Buyers section, I find no link to post a listing.

Seasoned notes ARE more valuable than new ones. You adjust for this by entering a lower required yield in the appropriate field on the spreadsheet.
