These are the terms of service for creating User Accounts and viewing and placing Listings.The information contained in these ads and this web site are private, copyright to us and for your PERSONAL AND BUSINESS USE ONLY. Any disputes are to be determined under the laws of the state of Florida and the venue for any actions will be Pinellas County, Florida. If you are a Note buyer (Mortgage and Note Brokers and Buyers section)If you are a note buyer or note broker you may contact the advertisers with notes, mortgages and other cash flows for sale for the purpose of buying these notes yourself or to offer them to your investors. However you may not reproduce them on any other Internet or printed database, nor to solicit advertisers suggesting they place an ad in any other Internet or printed database. We specifically ban persons who are associated with Cash4cashflows, American Note Network, American Cash Flow Association or another other company that recruits "note brokers" with TV ads, free seminars or telemarketing from soliciting persons who have listed notes on our site. Legitimate Note Buyers may also place a listing in the Note Buyers section. If you are a Note and Mortgage Seller (Mortgages for Sale section)Use our service to advertise your mortgage or note for sale in the Mortgages for Sale section. You are recommended to then forward your ad to Mortgage and Note Buyers advertising on our site. You can only place ads for mortgages and notes that you actually own or control. If you are a Note Broker who is marketing a note you have found (and you are in contact with the actual note owners) then you are welcome to place a listing in this section. You may not use our service to advertise or offer for sale lists of mortgage leads, lists of seller held notes and mortgages, lists of privately held mortgages. We are unable to check the credentials or business history of our advertisers so please don't send off original documents until you are ready to close. We also recommend you place as much information as possible in your ad. Include the number of payments on the note, the number remaining, the interest rate, whether this is a first or second mortgage. Also the current principal balance outstanding. If it is a second mortgage, what is the amount of the first mortgage? If you are a Mortgage Broker or Lender (Money Available to Lend section)If you are a mortgage broker or lender you may contact the persons who state that they want to borrow money with the purpose of lending the funds yourself or to offer them to your investors. However you may not reproduce the borrowers ads on any other Internet or printed database, nor solicit advertisers suggesting they place an ad in any other Internet or printed database. You may also place a listing in the Money Available to Lend section. You may place as many listings as you wish on our service. You may not use our service to advertise mortgage leads or to contact any of our advertisers in an attempt to sell them mortgage leads, by phone, email fax or any other means. You are required to be properly licensed (as needed) for the type of business you are doing and comply with all applicable laws. Borrowers (Money Wanted section)You may advertise your needs for money secured against real estate or a business that includes real estate in the Money Wanted section. You are recommended to then forward your ad to Mortgage Brokers and Lenders advertising on our site. You can also place a listing in the Money Wanted section if you are a Mortgage Broker seeking funding for specific projects and transactions. We are unable to check the credentials or business history of our advertisers so please don't make substantial advance payments to advertisers who promise to get you a loan. It would be reasonable for you to pay for a credit report, and when approved, an appraisal of the property. The lender will often require a survey of the property before closing the loan. Unsolicited emailNo spam or unsolicited messages are allowed to be sent to any person placing listings on our site. Our clients want to borrow money, sell their mortgage or lend money not receive offers of drugs for sale, cheap software, sex aids, casinos, porn or any similar nonsense. All usersUser accounts will be deleted without notice if: the email address given is not valid, the name, phone number, fax number or address is not valid, or for any other reason at our sole discretion. If you CONTINUE to create User Accounts after being advised you have been banned from our service you are in default of these terms and liable to pay us $10,000 in liquidated damages per user Account created. All advertisersIn return for posting your listing, you agree that it is in compliance with our guidelines. We do not wish to censor or police the listings being posted here, nor do we have the time to monitor every posting, but in order to prevent abuses by a few people and to keep this forum comfortable and appropriate for our general audience, which includes people of all ages, races, religions, and nationalities, we reserve the right to remove any listings in violation of our guidelines that are brought to our attention or for any other reason at our sole discretion. Therefore, all listings that are in violation of our guidelines are subject to being removed immediately and without prior notice.If you CONTINUE to create Listings after being advised you have been banned from our service you are in default of these terms and liable to pay us $10,000 in liquidated damages per Listing added. By posting a new listing here, you agree to the following statement: I agree that I will be solely responsible for the content of all listings that I post under this program and that I will indemnify the www.mortgage-investments.com and hold it harmless for any losses or damages to myself or to others that may result directly or indirectly from any listings that I post here. No ads promoting a competitor, imitator of Mortgage-investments.com, Inc. are permitted.
To make this very simple, this site is designed to help legitimate borrowers, mortgage sellers, note buyers, mortgage brokers and lenders. Listings need to be placed in the appropriate section. We regularly run test ads to see who responds to them. By proceeding you agree to pay liquidated damages to Mortgage-Investments.com, Inc. in the amount of 10,000 US Dollars per offence if you break the above terms.
