Commitment. How much does the borrower have at risk of his own money? Ask for the closing statement for when the property was bought. If you think there may be some hidden transactions, contact the original title company. Note. You may want to use them to close the mortgage purchase as their fee should be lower.
You could also contact any real estate agent who was involved. You are looking for proof that a cash down payment was received.

Consistency. How promptly how past payments been made? For how long have they been making payments? Ask to see the mortgage payment history. If you suspect it may not be accurate, ask to see the actual bank deposit slips.
