About 8 years ago we sold a small house in a nasty part of Tampa, Florida to a couple of people. We gave them owner financing at the high rate of 15%. The house was priced at $27,000. About 10% over fair market value at the time. After a year the buyers decided that maintaining a house was too much trouble and they wanted to move to an apartment.
I really didn't want the house back. I suggested that they put a sign up outside, HOUSE FOR SALE. TAKE OVER PAYMENTS. (A good idea by the way if you've sold a house on payments and don't want it back).
A 19-yr. old young man did exactly that. He gave them some moving money and assumed the mortgage.
He was paying too much for the house and at an outrageous interest rate. I suggested several times that he should refinance at a lower rate, but he never did. Pretty dumb, right?
Now fast forward to today. He is still there. He now owes about $12,000 on the mortgage and the house is worth about $60,000. At the age of 26, he has a net worth of $48,000 and will own the house free and clear in about 7 years.
And of course he's had somewhere to live for the last 7 years.
If he'd been as dumb as that a few more times, he'd be a wealthy man!
The lesson is that even if you DON'T get a good deal up-front, if you wait long enough it will often turn into a really good investment.
