1. Eight ways to improve your credit rating.

  1. Wait 12 months after credit difficulties.
  2. Pay back taxes in a lump sum.
  3. Don't open lots of credit cards quickly. It lowers the average account age.
  4. Pay down credit card balances. But curiously paying off and closing credit card accounts is a no-no for your credit score.
  5. Avoid finance companies.
  6. If you have no choice but to be late. It's better to pay your mortgage and credit card on time and your utility bill late as less of them report to the credit agencies.
  7. Shop for mortgage rates all at once, it only counts as a single inquiry.
  8. Don't buy a new car or new furniture between being approved for a loan and closing on it. You may end up with a nice car and furniture and no home as your credit will be re-checked before closing.

5. While over the next few years we expect that we will be the major Multiple Listing Service for the sale of private mortgages, there are still many times that it is necessary to hunt them down the old-fashioned way. THEN of course advertise them to investors on our site FREE.

  1. Place an ad in the classified section of your local newspaper. "We buy mortgages."
  2. Search through the public records department in your county court-house, or even nowadays, over the Internet. All mortgages, private and institutional have to be recorded to establish lien priority. (The holder of the first mortgage gets paid in a foreclosure before the holder of the second mortgage, etc.) Just look for mortgagee names that are obviously not institutions. The mortgages will usually have the lenders address there too. Write to them offering to give them a cash sum instead of receiving payments for years. You may need to mail the same person 20 times to get a response, or you may never get a response. But the one you do will pay off for the wasted effort on the others.
  3. Introduce yourself to local real estate agents. Especially those who deal in the type of properties that often have carry-back financing. (Commercial, businesses, low income homes.)
  4. Go through the yellow pages phone book and try to speak to title companies and explain your services and mail them some business cards. A referral fee is legal but might need to be disclosed.
  5. Do an Internet search using a good search engine like Google for Private Mortgages. Most of the advertisers are trying to buy mortgages, but persistence may pay off.
