Mortgage Sale Options
Full
This sale option is the sale of the cash flow in its entirety.
Partial
This sale option is the sale of a portion of the cash flow including the next payment due and a certain number of payments thereafter.
Reverse Partial
This sale option is the sale of FUTURE payments, allowing the seller to continue receiving payments for a specified period of time.
Split Disbursement Partial
This sale option is the sale of a portion of each payment for a specified time with the seller receiving the remainder of each payment. For example, if the monthly payment is $300 a month, the note buyer may agree to receive $150 a month with the current note owner receiving the other $150.
Multiple Stage Payouts
This sale option is a guaranteed future payout of proceeds. It allows the seller to receive a portion of the proceeds at the closing and the remainder in a guaranteed future payout. Future payment is made even if the borrower defaults.
